Since 1986 Bob Garber, SIOR of CRESCO Real Estate has maintained the leasing assignment for one of Greater Cleveland’s largest and most recognizable self-contained industrial parks. This fourteen (14) building portfolio consists of almost 800,000 square feet of office/warehouse/flex space. During the tenure of the listing Bob Garber has exclusively represented three (3) different ownership groups.

Approach

  • To develop a full cycle leasing plan that incorporates new tenant transactions, renewals and expansions.
  • Design a marketing campaign to attract new users through effective suite brochures, postcards, e-mail lists, cold calling, canvassing, and broker cooperation.
  • Create a property theme and positioning to the market
  • Actively meet with existing tenants to continually evaluate their space needs and future plans.
  • Continually work with property management to review vacant units, property aesthetics and various facility issues.


Results

  • Over 260 transactions totaling over $47,000,000 have been completed. This involved many new deals, along with tenant renewals and expansions at Raintree Park.
  • Historically, our marketing campaign has been successful in helping to maintain over 90% occupancy and backfilling vacancies in a fashion quicker than the market average. Established effective marketing pieces and strong alliance with the brokerage community.
